The four things that move the number
- The condition of the slab. This is the biggest variable by far. A clean five year old garage and a cracked, oil soaked 1978 slab are different jobs with the same square footage.
- Moisture. If the slab is pushing vapor, it needs a moisture mitigation primer, and that can add $1 to $2 per square foot. Skipping it is how coatings fail.
- How fast you need it. Same day return to service costs more in materials and scheduling.
- Edges, drains and transitions. Coving, thresholds and drain detailing are labor, and they are where cheap bids quietly leave things out.
How to compare two quotes that are far apart: put them side by side and look for the preparation method, the number of coats, the mil thickness and whether moisture testing is included. Nine times out of ten, the cheaper bid is cheaper because one of those four is missing, not because the contractor is generous.
Is it worth it against other options
For a garage, the honest comparison is against interlocking tiles ($2 to $4 per square foot, no prep, but they trap dirt and moisture underneath) and against doing nothing. A well installed coated floor lasts ten to twenty years, cleans with a mop and does not stain from oil drips. A cheap one lasts two.
